One of the most common things I hear from homeowners is:

Over the past 22 years helping clients buy and sell homes in Saskatoon, I’ve learned that there is no one-size-fits-all approach.

Some homeowners are highly organized and want to manage the preparation process themselves. They enjoy checking items off a list and coordinating contractors, painters, and cleaners.

When I meet with sellers, we discuss two possible paths.

Option 1: You Manage the Preparation

I provide recommendations on what improvements will have the greatest impact on value and marketability.

This may include:

• Paint touch ups

• Minor repairs

• Decluttering

• Cleaning

• Furniture placement

• Staging recommendations

The homeowner then coordinates the work and we move forward once the property is ready for market.

Option 2: Full Service Preparation

For sellers who would rather focus on their move, I can coordinate much of the preparation process.

This approach is especially helpful for busy families, downsizers, out-of-town sellers, estates, and homeowners who simply don’t want the stress of managing multiple projects.

Rather than wondering where to begin, you have someone helping oversee the process from start to finish.

A Recent Success Story

Recently, I worked with sellers who were facing exactly this situation.

Their home had been well cared for, but life had become busy and preparing it for sale felt like a significant undertaking.

We discussed both options.

They chose to move out first and have me coordinate the preparation work that needed to be completed before listing.

Together we identified the projects that would make the biggest impact.

The goal wasn’t to spend unnecessary money. It was to focus on the improvements that buyers would notice and appreciate.

Once the work was completed, the home showed beautifully.

The result?

The property sold at the high end of the value range we had projected before listing.

More importantly, the sellers were able to focus on their move instead of feeling overwhelmed by the preparation process.

One of the biggest mistakes homeowners make is waiting until they’re ready to list before speaking with a REALTOR®.

The best time to start planning is often 30 to 90 days before you hope to be on the market.
